Complete Luxury Rebuild

Our client initially approached us for advice regarding major renovations to their existing home. They were keen to significantly increase the available living space, but following a detailed feasibility review and site investigation, it became clear that the original layout would not accommodate the desired improvements in a practical or cost-effective way.

After careful consideration, we advised the client that a full demolition and rebuild would offer far greater flexibility and long-term value — both functionally and financially. Our team supported them through this decision, ensuring they were fully informed about the process, including the potential to recover VAT on a new build.

The result was a complete transformation: we managed the project from concept to completion, including the demolition of the original property, all groundworks, and the full build of a stunning seven-bedroom detached home. The new house features an open-plan kitchen and living space, a bespoke staircase (created in collaboration with a specialist staircase company), a home cinema room, and beautifully designed interiors throughout — delivered in partnership with the client’s interior designer.

 

As the project evolved, the brief expanded to include additional elements such as a luxury swimming pool and a high-spec outbuilding. While the scope grew considerably, our experienced team maintained control of the programme and budget, ensuring the client’s expectations were not only met but exceeded.

First-floor

“Within six months of the original demolition, the superstructure had progressed to first-floor walling, including structural masonry (inner leaf/blockwork and facing brickwork), openings formed with lintels/steel as required, and readiness for first-floor structure/roof sequencing.”

“Due to the close proximity of the existing property on the right-hand flank, demolition in this area was undertaken using hand methods only, with a controlled sequence, exclusion zone, dust suppression and continuous supervision. Temporary support was installed where required to maintain stability and prevent damage to adjacent structures.”

Site clearance 

“Site clearance was completed within one week, including removal of debris and loose materials, segregation of waste, and disposal to licensed facilities. Any buried obstructions or unexpected hazardous materials were treated as variations and managed under separate control measures.”

Substructure works

“Following demolition, substructure works progressed to completion within four months, including setting out, excavation, foundation concrete, below-ground drainage, Building Control inspections, and installation of the blockwork to DPC and beam-and-block floor system (including associated backfill and preparation).”

Scaffolding

“Scaffolding was erected to provide safe access and edge protection for high-level demolition, including controlled demolition of the chimney. Scaffold was inspected and tagged, an exclusion zone was maintained below, and materials were lowered in a controlled manner to prevent falling debris.”
