Structural Alterations

Structural alterations are often the key to making a home work better—opening up layouts, forming new doorways, creating larger kitchen-diners, relocating stair openings, or strengthening elements as part of wider refurbishment. We begin with a proper understanding of what’s already there: existing drawings where available, a site survey, and a clear conversation about your priorities and constraints (access, neighbours, finishes to remain, and how you need the house to function during the works). Where structural elements are affected, we work with suitably qualified engineers and, where appropriate, architects to confirm feasibility and develop the required design information and calculations. This is then aligned with the relevant Building Control process, because structural alterations typically require Building Regulations approval and suitable structural design input.

Once the design intent is clear, we focus on safe, controlled execution. Our methodology is built around sequencing and stability: identifying load paths, providing the right temporary support before any demolition, and only removing elements once the permanent works are ready to take load.

This might include careful “cut and carve” works, installing steel beams and columns, forming openings, local strengthening, and making good—planned so services, finishes and weather-tightness are properly managed. Temporary works are treated as a core part of the job, not an afterthought, with appropriate propping, restraint and access arrangements to suit the specific structure and constraints.

Throughout the construction phase we manage site safety and coordination in line with the duties expected on domestic projects—clear responsibility for planning, managing and monitoring the work, and keeping you informed as key stages are reached.

Risk and quality control

Good structural work is as much about risk management and quality control as it is about workmanship. Before starting, we identify the practical risks that cause problems on alteration projects—unknown construction, hidden services, differential movement, vibration, dust/noise, and interfaces with existing finishes—and we plan controls accordingly (survey holes where sensible, isolation/temporary supplies, protection to retained areas, and clear inspection points).

Working With You

If the works could affect a shared wall or involve excavation close to neighbouring structures, we’ll also flag Party Wall considerations early so the right notices and agreements can be handled in good time. Finally, we keep the job “evidence-led”: inspections at key stages, Building Control engagement, and a tidy handover with the information you need for future maintenance and onward sale.
